Staying south and seeking out Souni

Aside from its accession to Nato and European Union (EU) membership in 2004, the most significant issue concerning Cyprus is the unofficial divide the country has endured since the north was invaded by Turkey in 1974. In effect, it is ethnically Greek southern Cyprus which is the EU member, while the Republic of Northern Cyprus is unrecognised by any country except Turkey itself.

Since the new (southern) Cypriot president Dimitrios Khristofias came to power earlier this year, however, a new initiative has started in a bid to break the deadlock, something Cyprus failed to do when it was about to join the EU four years ago. Following preliminary contacts Mr Khristofias will meet his Turkish Cypriot counterpart president Mehmet Ali Talat for talks starting on September 3rd.

Whether these will be successful remains to be seen. It is widely acknowledged and frequently reported that the issue of property belonging to people displaced by the 1974 conflict may be a major stumbling block. This being the case, any of it that investors buy could potentially be problematic.

Anyone tempted by talk of a northern Cypriot promise may, therefore, be better off staying south, since the peace process is at an early stage and the outcome can only be guessed at. Writing this week in the New Statesman, international peace is this a word? building scholar Professor A Marco Turk wrote that he believed the conflict may never actually be solved.

The question for investors who eschew the north is where they might find new and fresh developments, particularly if they are searching away from the principal tourist centres.

Souni may be just the place, according to Homesgofast.com. The site describes the village as an emerging hotspot, located close to Limassol but also at the foot of mountains and surrounded by pine forest. Several new developments have occurred in the vicinity, taking advantage of a position ten minutes from the beach and half an hour away from the winter ski slopes of the Troodos Mountains, making possible a year-round attraction of snow, sand and surf.

In fact, beach apartment buyers can go further out than Souni - which is 15km from Limassol - as according to Corsavoo.com there are now beachside villas appearing all over the island, offering new investment locations and a quieter atmosphere but still enjoying easy access by coastal motorways to the larger towns and cities. For investors in southern Cyprus, there is still much to go for in the south.
