Eco Espagne could lure back the Brits

Spain has seen much success this summer from its home-grown sports stars. Fernando Torres slipped in the winning goal in the Euro 2008 finals, allowing the nation to triumph in a major football tournament for the first time since 1964. And Rafael Nadal - perhaps long regarded as Roger Federer's understudy at Wimbledon - finally managed to rule victorious this weekend in SW19. Nadal wooed the Pimms-sipping public who stayed out late to watch the thrills of the UK's Grand Slam tournament finale and reaffirmed the links between the UK and his homeland as he showed his appreciation of royalty by clambering over the stands to shake the hand of Prince Felipe and his wife.

Spain is clearly making waves in the sporting arena as its talented professionals come to fruition - but what of the property market? Brits have long had a love affair with the Mediterranean country and although some have suggested that many are moving away from Britain's most popular holiday destination, there are others that are suggesting the type of property in the country need to match the changing needs of the British public. In fact, the managing director of real estate agency Casas de Lorca in Murcia, Mike Hamilton, told homesworldwide.co.uk that developers should ensure they offer quality properties to eager buyers. "Many developers are missing the very real point that increasingly consumers require environmentally-conscious homes with such things as solar power, eco-friendly water conservation methods and where the environment into which they are moving will remain unchanged and unspoiled.

"They want spacious properties with large gardens; they want these properties to be built in areas of outstanding natural beauty and they are not willing to compromise," he added. The demand for green housing in the UK is certainly apparent with plans for eco towns to spring up around the country and the rising cost of energy bills prompting homeowners to consider energy saving strategies. A recent poll by Tescocompare.com discovered that more British homeowners are considering making energy efficiency changes to their homes, thus it is not unimaginable that this environmental conscience will extend to holiday homes.

Mr Hamilton called on developers and investors to embrace this cultural change, working with government planning policies rather than against them. "There is great opportunity to be had in terms of constructing fabulous real estate in an ethical manner that is hugely sought-after," he concluded. If holidaymakers demand dishwashers, TVs and king-sized beds that many investors are happy to accommodate - then so it should be with solar panels and insulation. If these changes take place, then Brits may soon find their slice of Spanish heaven.
