New research has indicated that increasingly safety-conscious UK homebuyers are now looking first and foremost for a property with advanced home security facilities.
Property investment within the UK is currently more popular than ever and investors are constantly looking for new ways to increase capital gains. Home improvement television programmes have boosted the sector enormously in recent years but there has so far been very little emphasis on the importance of security.
According to The Homebuyer Show, an overwhelming 88 per cent of homebuyers now see good security as an essential consideration before launching a bid for a property.
This means that security ranks higher than the number of rooms that a property has and is even perceived as being more important than the price. With this in mind, experts are advising investors to pay more attention to basic issues of security to ensure they are not unwittingly deterring prospective bidders.
"The results of this survey confirm that safety in the home has become a major issue for the British public," said Nick Clark, managing director of The Homebuyer Show.
"The most effective step to take would be to get a state of the art security system fitted. However, ensuring your door has an approved mortice deadlock, windows are double glazed, and even adding motion sensitive lights to the outside of your house can be just as effective in deterring potential burglars," he added.
"If you want to sell your home quickly, upgrading your security systems will be a major help."
Considering the overabundance of interior design magazines and television programmes in the current market, it is perhaps surprising that less than 15 per cent of the respondents saw interior design as a significant contributory factor in the buying process.
While estate agents often sell properties in the basis of the proximity of good schools, this was also dismissed by most of the people interviewed by The Homebuyer Show, which gives hope to those looking to invest in property in areas that are not renowned for education.
Although many investors have now come to appreciate the benefits of cultivating an attractive garden and giving the impression of copious space with subtle adjustments to furniture arrangement, it seems they are missing a trick by not reassuring buyers that the house will be secure from attack.
With buy-to-let investors also able to attract higher rental yields on the basis of impressive security provisions, it is clearly an area that will receive more attention in the coming years.
