Shedding light on selling in the sun

The stereotypes are true: Brits love the sun. Coming from a typically wet, grey, overcast island floating in the icy wilds of the North Sea, it is only natural that we Brits clamour for sun at any available opportunity, usually by way of holidays abroad to sunnier climes. To this end, holiday homes in nearby, sun-drenched European locations have become a popular option for many buyers, with a large proportion opting for relatively cheap French, Spanish and Cypriot properties.

But what happens if, like many Brits, you love the sun, but don't particularly want to take the plunge and move abroad? Are you destined to a life of grey monotony and a home in the shade? Not necessarily. As we all know the UK does, at times, have its moments when the sun decides to actually come out between showers, giving us half-decent 'summers' of our own. Though these might not be as fierce as those afforded by the Mediterranean sunshine, we can still benefit, and a UK property in the sun can be the best option for those looking for the best of both worlds. At this point it's all about three words: Location, location, location.

Regardless of where you happen to be in the UK, the positioning of your home could be the make or break factor in how much sun you are likely to see. A house orientated on an east-west axis can see some seriously good sun in brighter times of year, and some strategic room placement can ensure that you are in the best position to catch the rays. All rooms in an east-west house are all but guaranteed to see some sun throughout the course of the day, and good planning can avoid certain areas (for example the kitchen) from being flooded with heat. Gardens will most likely see a good combination of sun and shade, while giving the opportunity to enjoy long, protected sunny evenings, all the way until sunset.

On the other hand a north-south orientated property gives two extremes: a sunny side and a dull side. This, however, might be more suited to specific tastes, especially for buyers reluctant to chase sunlight through their homes all day. Either way, a well situated house positioned to get the most of the UK sun can be worth significantly more than otherwise. In some cases the difference in property prices between houses on opposite banks of the Thames can be as high as £50,000, due largely to the difference in exposure to sun.

All this taken into account sellers are advised to ensure that they make their properties as appealing as possible and avoid viewings that put the home in, literally, a bad light. If you know your house tends to stay on the gloomier side of things, it isn't the best idea to hold viewings on bright days, whereas a nice bright home should ideally be displayed in all its sun-drenched glory. Further to this, minor structural changes can have a huge impact on a home, be it the installation of new windows are enlargement of existing ones.
